Rarely offered: Attractive single-storey homes

Malling: Phase 2 of Kirsebærhøjen now being released – new single-storey architect-designed townhouses in an attractive location. Homes in the first phase are ready for occupancy in February, while the homes in phase two will be ready for buyers in May 2026..

Half of the first phase has already been sold, and sales are now launching for phase two of a total of 31 townhouses ranging from 95–122 square metres.

Boligerne er tegnet af de lokale Krabbe Vang arkitekter og opføres i tidløse materialer af høj kvalitet,
ligesom der er lagt vægt på et minimum af vedligehold i de næste mange år.

Here we finally have a project where we can offer architect-designed single-storey homes. It is a rare but highly sought-after housing type,” says estate agent and owner of home Malling, Torben Skov Lauridsen, who is handling the sales on behalf of the developers Holtshøjen Holding and K2projekt.

CEO of Holtshøjen Holding, Klaus Lildholdt, explains the background of the development project

“‘Kirsebærhøjen has been developed because single-storey townhouses are in demand but still rare in Aarhus Municipality.’”

The CEO highlights that the development is characterized by clean lines, low-maintenance materials, and opportunities for community on the buyers’ own terms – all set in peaceful, scenic surroundings with quick access to Aarhus via the light rail and the E45 motorway via Giber Å Ringvej.

With its central and attractive location in Malling, the homes appeal to both seniors, families with children, and young people who want to swap their apartment for their first house – in short, to anyone seeking a manageable, future-proof, and quality-focused setting for everyday life.

Attractive location: Malling is growing rapidly

Torben Skov Lauridsen from home Malling also highlights the town’s location, which is expected to become even more attractive in the coming years. Malling is expected to double its population from the current approximately 5,500 to more than 10,000 over the next decade.

”Byen har allerede udviklet sig eksplosivt de seneste år med flere indkøbsmuligheder, skoler,
daginstitutioner samt fritidsaktiviteter og naturoplevelser til følge,” forklarer den lokale home-
mægler.

And that development is expected to continue.

“‘This means that Malling will have even more to offer, and it naturally also supports the local housing market, which is already attractive, as well as price formation,’ expects Torben Skov Lauridsen.”

A satisfied buyer speaks

One of the buyers who has secured a new home at Kirsebærhøjen explains here why she was drawn to the area and the property:

“‘The reason I am buying a home at Kirsebærhøjen is a combination of new construction, a mix of modern and classic style, a single-storey home with two terraces, and the location in a charming town close to the water. For me, it is the perfect step from an apartment to a house, where there is more space and outdoor living, but without as much maintenance as a larger home.’”

home Malling also emphasizes that it is equally an obvious choice to go the other way – from a large detached house with a garden that requires a lot of maintenance to a townhouse at Kirsebærhøjen.

“‘We have many interested buyers whose children have left home, and who want to spend less time on house and garden and more time travelling and enjoying time with family and friends,’ the experienced home estate agent states.”
